The Construction Management Approach

The JK Scanlan Company prefers the Construction Management contract format for projects in the private sector because it fosters a team atmosphere. It requires both the design and construction teams to work together to attain the client’s project goals regarding quality, schedule and cost. This contract format also allows for effective participation by the construction manager during the preconstruction phase. There is a real advantage to having the construction manager establish budgets and schedules during this early stage. It provides a “reality check” for constructability within the budget and time constraints. It also has a positive impact in the overall management of the project which ultimately helps ensure the client’s goals are met.

This contract format also allows for open lines of communication among the different parts of the team as opposed to the adversarial architect-contractor relationship as seen in traditional contract types. The ability to review the project as a team at an early stage and identify any potential cost, schedule or program issues before the final documents are produced is one of the major advantages over the typical procurement methods.
